What started in 2015 as one person helping houseless Hawaiians with jobs and basic necessities became a movement — self-funded, community-driven, and now powered by technology.
Started as a grassroots effort helping houseless Hawaiians with jobs, necessities, and a path forward. No corporate backing, no investors — just one person who believed everyone deserves a chance.
Began helping Hawai'i's Ohana achieve homeownership using creative financing strategies — Subject-To acquisitions and lease options. Self-funded entirely, because banks and lenders put us on the back burner. What started as helping became a movement.
On O'ahu alone, 33 families facing foreclosure were helped through financial restructuring and adding Ohana Unit (ADU) income — turning a crisis into stability without selling their home.
Reached the milestone of 86 families placed into homes through the same Subject-To and lease option deal structuring methods — proving that creative financing works when traditional lending won't.
Built ICH not as a financial lender, but as a real estate advisory and deal structuring intelligence platform — so everyday working people have the same opportunity to grow and give back. Powered by the Ahupua'a Mindset.
Automated a decade of deal structuring expertise into an AI-powered educational tool — making the same methods that housed 86 families accessible to every investor in Hawai'i and beyond.
Launched iCAP Exchange, Lender Directory, Ohana Units marketplace, and the full ecosystem — AI technology, creative financing, Hawai'i real estate solutions, and community, all in one app.
For over 1,000 years, the ahupua'a was the most sophisticated land management system in the Pacific — a self-sustaining division from mountain to sea where every resource was shared and every person had a kuleana (responsibility). We don't claim to recreate the ahupua'a — we implement its mindset: stewardship, shared responsibility, and every part of the system feeding the whole.
The Hawaiian word for water is wai. The word for wealth is waiwai. Abundance of water meant abundance of life. Everything flowed from source to harvest.
Mauka
The Mountain
Wao Akua — Realm of the Gods
Sacred uplands — the source of freshwater, timber, and medicinal plants. Only the kia'i (guardians) could enter. The mountain fed everything below.
Wao
The Midlands
Lo'i Kalo — Taro Pond Fields
Irrigated terraces engineered to circulate water pond to pond — 5x the yield of dryland farming. Where the community cultivated and sustained itself through shared labor.
Makai
The Ocean
Loko I'a — Fishponds
Rock-walled fishponds mixed freshwater with tidal flow — the harvest. Mālama 'āina: care for the land, and the ocean is healthier. Everything connected.
The ali'i (chiefs) set the vision. The konohiki (land managers) balanced resources and ensured sustainability. The maka'āinana (the people) worked the land and sea. When everyone fulfilled their kuleana, the whole system thrived — sustaining hundreds of thousands of people using less than 15% of the land, with zero external inputs, for a millennium.
The ancient system was built on land and water. Ours is built on advisory intelligence and community. The principles are the same: stewardship, kuleana, self-sufficiency, and every part feeding the whole. We didn't recreate the ahupua'a — we apply its mindset to how we structure deals, house families, and build an ecosystem where everyone has a role.

Innovative Capital Hawai'i
We orchestrate the ecosystem — advisory and deal structuring, not lending. That's our kuleana.
iCAP Underwriter automates deal structuring intelligence that took a decade to develop — the source of knowledge that feeds the entire ecosystem.
Built for Hawai'i's unique challenges — high costs, limited inventory, leasehold complexities, and families being displaced from their own communities.
The same methods that housed 86 families when banks wouldn't help — now powered by technology and accessible to everyone.
When one family succeeds, they lift others. Every tool feeds back into the community. That's the Ahupua'a Mindset — that's our kuleana.
"Mālama 'āina" — care for the land, and the land will care for you. The ahupua'a mindset lives in how we operate: every deal structured, every family housed, every partner empowered feeds back into the community.

How iCAP Underwriter classifies deals across our platform
Our advisory intelligence helps investors avoid bad deals just as much as it identifies good ones. A high restructure/decline rate means the tool is doing its job — protecting capital.

Value created through advisory
Auto-derived metrics are calculated in real-time from our platform database — including deals analyzed, active users, exchange listings, and H2O pipeline data.
Historical metrics include 86 families housed through our advisory methods prior to the launch of iCAP Underwriter, using the same Subject-To and lease option deal structuring that the platform now automates.
Foreclosure prevention counts 33 O'ahu homeowners who avoided foreclosure through financial restructuring and adding ADU (Ohana Unit) rental income — demonstrating how the Ohana Units marketplace directly prevents displacement.
Time saved per deal is estimated based on the average time a manual underwriting process takes (1+ hours of data gathering, spreadsheets, and comp analysis) versus iCAP Underwriter's 60-second analysis.
Capital multiplier reflects how our advisory and deal structuring methods amplify the impact of our partners' capital — enabling more families to be housed per dollar deployed.
Deal recommendations (Go, Restructure, Decline) are auto-calculated from completed iCAP Underwriter analyses. A high restructure/decline rate means the tool is doing its job — protecting investors from bad deals.
